Acquisition Criteria
COMVEST Properties is a volume developer of STNL properties, and a re-developer of neighborhood shopping centers, dark grocery stores, and big boxes. We work with a variety of value retailers to revive the economic vitality of these properties and reposition them to serve their respective communities. We are seeking value add opportunities in Alabama, Arkansas, Georgia, Louisiana, Mississippi, and Florida.
Property Type:
Community and neighborhood shopping centers and dark big boxes:
25,000 to 75,000 square feet,
Located at signalized intersections with high traffic counts,
Secondary or rural markets are OK,
Underperforming properties with high vacancy are OK,
Distressed, foreclosed, or financially stressed properties are OK,
COMVEST is not looking for stabilized properties!
Investment Size:
COMVEST has no minimum or maximum level of investment. Investment size is commensurate with upside potential. We will also consider the purchase of existing notes.
Closing Process:
COMVEST has a very high closing ratio on the properties actually put under contract. Typical due diligence periods range from 90 days to 180 days depending on the property. Closings can occur 30 days after the due diligence period with lender approval.
